Financial Incentive Disclosures
The financial portion of the promotional offer will be provided as follows:
1. Flex Cash
Up to $50,000 in Flex Cash paid by Seller may be applied toward eligible closing costs, prepaid items, structural or Design Center upgrades, or other eligible expenses, subject to applicable federal regulations, the amount of the mortgage, the type of mortgage loan selected by Purchaser, and other requirements. Seller contributions are subject to applicable limitations and may not exceed a combined maximum of 6% of the contract sales price. Lower sales prices and certain loan programs may not qualify for the full $50,000 incentive.
The $5,400 special incentive offered by Crestmark Mortgage Company, LTD (“Crestmark”) or Parkstone Mortgage, LLC (“Parkstone”) is included in the elected promotional incentive.
2. Low Interest Rate
Perry Homes is not a lender and does not offer financing. Mortgage financing under this offer is made available by Crestmark or Parkstone. Not all borrowers will qualify.
•   Loan Amount: Subject to credit and property approval.
•   Fees and Closing Costs: Other fees and closing costs may apply.
•   Low Interest Rate: The 5.49% interest rate (5.555% APR) is obtained through an interest rate buydown by the purchase of points.
•   Illustrative Example: If a qualified Purchaser buys an eligible $500,000 Perry Homes inventory home with a 10% down payment, resulting in a $450,000 loan amount, estimated closing costs of $8,145, a FICO score of 780, and a 30-year fixed-rate conventional loan, the interest rate would be 5.49% (5.555% APR). Monthly principal and interest would be $2,552.23, plus estimated monthly PMI of $75. These amounts do not include property taxes, hazard insurance, HOA dues, or other applicable costs, and the actual payment obligation will be greater.
•   Rates listed are effective as of 09/1/2026, are for illustrative purposes only, and are subject to change.
•   Rate is subject to Agency Loan Level Pricing Adjustments based on factors including credit score and loan-to-value ratio. A customer’s credit profile or other loan characteristics may result in a higher interest rate.
•   Rates and terms are subject to change and may vary based on credit qualifications and market conditions.
•   The APR is based on the stated note interest rate and assumes the loan terms described above. Actual APR may vary based on the borrower’s loan amount, down payment, loan terms, creditworthiness, and other factors.
•   The advertised interest rate includes an interest rate buydown through the purchase of points paid by Perry Homes. Qualifications and restrictions apply.
•   Any amount Perry Homes can contribute toward closing costs or an interest rate buydown is subject to applicable federal regulations, the amount of the mortgage, the type of mortgage loan selected by Purchaser, and applicable seller contribution limitations.
•   Not all borrowers will qualify for the promotional rate. The promotional rate is available only for homes purchased as the borrower’s principal residence. Actual interest rates and loan terms are determined by the lender.
•   The $5,400 special incentive offered by Crestmark or Parkstone is included in the elected promotional incentive.
Move-In Package
In addition to the selected financial incentive, eligible purchasers of a select Perry Homes inventory home will receive a Move-In Package valued at up to $6,000.
The Move-In Package includes:
•   GE Stainless Steel 27.7 Cu. Ft. French Door Refrigerator
•   GE Washer and Electric Dryer White Package
•   Blinds, as applicable to the selected home and plan. Blind coverage, quantity, dimensions, and locations will vary by home and plan and may include VBLNF (front) and VBLNR (left, right, and rear).
Some exclusions may apply. Appliance models, finishes, specifications, pricing, and availability are subject to change and may vary by home. Items may be restricted by availability and may be substituted with items of equal value at Perry Homes’ sole discretion.

2.   Purchase a select Perry Homes inventory home designated for this offer in Austin or San Antonio.
3.   Present this offer flyer upon Purchaser’s initial visit to a Perry Homes Model Home.
4.   Close on the eligible home by 12/31/2026.
